Overview
House K is one of the most significant and rewarding projects in the ADP Construction portfolio. This 125-year-old dwelling was carefully restored and reimagined in collaboration with renowned heritage architect Tony Kiley. The goal was to preserve the heart and character of the original structure while transforming the home into a modern, functional and structurally sound space.
From protecting the original rock foundations to integrating heritage elements with contemporary finishes, this project demanded precision, respect and vision. It was a true honour to be part of such a meaningful build.
Scope of Work
The scope on House K was extensive and highly detailed. Here are some of the key elements:
Structural and Architectural
- Complete removal of asbestos roofing
- New corrugated AZ200 roof sheeting with three timber-clad dormers
- New roof structure and timber shiplap cladding
- New timber stairwell built from ground floor to loft
- Velux skylight installed in the loft for natural light and stargazing
- Conversion of storeroom into en suite guest bedroom
- Conversion of former kitchen and exterior toilet into a home office
- Loft bedroom addition with sliding doors, balau deck and steel balustrade
- Extension of single garage into a double garage connected to the courtyard
- Courtyard construction and klompie brick paving
Interior and Utility Work
- All plumbing, stormwater and sewerage replaced
- Installation of an industrial macerator sewage sump pump
- New heat pump and solar geyser
- Demolition and rebuilding of entrance stairwell with new ramp
- Full kitchen installation and all interior joinery
- New and restored glazing throughout
- Interior and exterior painting
- All tiling in bathrooms and kitchen
- Complete sanding and sealing of timber floors
- Restoration of all existing timber sash windows, doors and shutters
- New ironmongery fitted throughout the home
- New bathrooms including a larger family bathroom and laundry conversion
- Replacement of existing fireplace with closed combustion fireplace
- Frameless glass enclosure of the verandah for year-round use
- New heritage red screed floor on verandah with clear sealer

House K now stands as a timeless blend of heritage and modernity. Every detail has been honoured and reworked with the utmost care, creating a home that breathes comfort, history and thoughtfulness. From the rock foundations to the loft skylight, this was a once-in-a-lifetime project — and one ADP Construction is deeply proud of.
